AC tune-ups and maintenance plans: what they should include
In Tampa Bay the AC runs most of the year, which is hard on the system. A tune-up is a chance to catch small problems before they stop the cooling on the hottest day.
How often
Many AC companies recommend a tune-up twice a year in Florida, often in spring before the heat and in fall, which also covers the heat pump or heat strips before the cooler months. Your equipment’s manual and warranty are the best guide: some manufacturer warranties ask for regular professional maintenance, so keep the paperwork from each visit.
537 AC companies in our directory list tune-ups and maintenance plans (as of November 6, 2026).
What a tune-up usually covers
Checklists vary by company, so ask for theirs in writing. Common items include:
- Checking the thermostat and how the system starts and cycles.
- Inspecting and cleaning the outdoor coil, and checking the indoor coil.
- Clearing the condensate drain line, a common cause of leaks and shut-offs in humid weather.
- Checking electrical connections, capacitors and the contactor.
- Checking the blower and motors.
- Checking or replacing the air filter.
- Measuring temperatures and refrigerant performance, with a note if anything looks wrong.
A tune-up is an inspection, not a repair. If the technician finds a problem, ask for a written quote before agreeing to any extra work.
Maintenance plans
A maintenance plan usually bundles scheduled tune-ups and may add perks such as priority booking or repair discounts. Before you join, ask:
- How many visits a year, and what each visit includes.
- The price, how it is billed, and whether it renews automatically.
- Which discounts or priority you get, and on what.
- How to cancel.
- Whether the company will contact you when a visit is due.
369 AC companies say they offer a maintenance plan, and 93 AC companies publish a service-call or tune-up price.
Between visits
Change or clean the filter as often as the manufacturer suggests, keep plants and debris clear of the outdoor unit, and watch for water near the indoor unit. If the drain line backs up, call a company rather than forcing it.
How to choose an AC repair company
This is general information, not legal, insurance or contracting advice. Every home and system is different: confirm details with the AC company, the licence register and, for equipment, the manufacturer’s guidance and warranty terms.
